Rightmove searches for rental properties that allow pets fell by 54% in May and 52% in June compared with the same months a year earlier, according to figures shared with the BBC. The drop came after changes in May to the Renters' Rights Act in England gave renters more rights and stopped landlords from unreasonably refusing pets.
Agents said some tenants may wrongly believe pet permission is now guaranteed, while landlords said refusals can still be justified in some cases, including allergies, unsuitable property size, illegal pets or leasehold restrictions. Megan Eighteen of ARLA Propertymark said there was “potential for misunderstanding” among tenants. Chris Norris of the National Residential Landlords Association said landlords still faced the risk of damage, insurance costs and no legal right to request an additional deposit, while Lesley Horton, the UK's chief property ombudsman, said pet surcharges were not permitted.
