5月18日讯，LPR(贷款市场报价利率)趋势性下行，房贷利率却将逆势上调？近日，有市场消息称，广州首套房贷利率上调了10BP(基点)，最新执行利率为3.1%(LPR-50BP)。对此，经多方核实发现，尚存在不确定性。有按揭中介对表示，首套房贷利率上调10BP确实是从5月17日开始执行，所有银行从LPR-60BP变更为LPR-50BP。“我们也觉得很奇怪。”该中介表示，如果5月20日LPR下调10BP，相当于广州的首套房贷利率还可以降到3%。但如果未下调，那么也意味着房贷利率将变更为3.1%。也有贷款中介表示，目前还存在不确定性。“暂时没有接到确定信息，这个消息在周五晚上传开，我们也同步问了银行的人，他们表示没有收到官方通知，可能下周一才会知道。”另一位贷款中介对第一财经说。

The operating interest rates of the open market 14-day reverse repurchase and temporary positive and reverse repurchase will continue to be determined by adding or subtracting points to the open market 7-day reverse repurchase operating interest rate, and the amount of plus or subtracting points will remain unchanged.
中国人民银行：从2025年5月8日起，公开市场7天期逆回购操作利率由此前的1.50%调整为1.40%。公开市场14天期逆回购和临时正、逆回购的操作利率继续在公开市场7天期逆回购操作利率上加减点确定，加减点幅度保持不变。
