华泰证券：2026上半年二手房高景气

回顾2026年上半年，房地产新房市场供需同比仍有所下降，但二手房市场延续高景气，房价“止跌”信号局部显现。据36氪报道，华泰证券研报称，一线城市新房销售同比降幅明显收窄；改善型需求为新房市场重要支撑，二手房市场主要对接刚需，低总价房源占比持续提升。华泰证券认为，租金跌幅持续收窄、租售比改善为市场全面修复铺垫，后续关注房价止跌信号能否从上海向更多核心城市扩散。
